Claremont Ranch is a newer subdivision that borders the east side of Colorado Springs. It's located in central El Paso County, east of Marksheffel Road. Marksheffel runs 17 miles north and south along the east border of Colorado Springs. The community has a very cohesive look. The homes seem to blend together, and the townhomes seem to blend with the homes. There are several designated open spaces throughout the community to connect neighboring subdivisions.

Most of the homes for sale in Claremont Ranch were built in 2002-2007. A majority of the homes are 2 story homes. Lot sizes vary depending on the location, but offer a wide variety of sizes.

In 2008, the minimum sales price of townhomes is $110,000. This is for a townhome with the finished square footage of 1,167, 2 bedrooms, 2 baths, no garage. The average townhome sales price is $148,977 and this is for a 2 bedroom, 2 bath, 1 car garage (or carport), and 1,529 finished square feet. The maximum townhome sales price is $180,000 for 1,845 sq. ft. These townhomes are 3 bedroom, 3 bath, 2 car garage and are 1,845 sq. ft.

Also in 2008, the minimum single family home sales price is $140,000. This is for a 2 bedroom, 1 bath, 2 car garage home with 1,081 sq. ft. The average sales price for homes in this area is $206,788. Schools of attendance in this area are Falcon Elementary School, Falcon Middle School, and Sand Creek High School. There are additional schools planned for development in the future in School District No. 49 for the Falcon area. Future development plans include: eight elementary schools, four middle schools, and two high schools

Neighboring Communities
Neighboring communities include Cimarron Hills to the west, Falcon to the north and Banning Lewis Ranch to the east. Most of the land to the east and north of Claremont Ranch is undeveloped. Cimarron Hills has several golf courses. These are all within a 5 minute drive within the community.

Commuting
Claremont Ranch has easy access to Marksheffel Road and Highway 24. Highway 24 runs east and west. Heading west, Highway 24 will take you to downtown Colorado Springs in approximately 20 minutes and will take you right by the Peterson Air Force Base exit. The commute to Peterson Air Force Base is about 5 minutes. Schriever Air Force Base is an approximate 20 minute drive. Marksheffel connects with Highway 24 to the south and connects to Woodmen Road to the north. The Colorado Springs Airport is approximately 7 miles or a 10 minute commute.

Recreation
Although it's currently undeveloped (no roadway access), a regional park lies to the east of Claremont Ranch. The park, Jimmy Camp Creek, is located at Highway 24 and Constitution Avenue in the Banning-Lewis Ranch Area. It is 692.8 acres.

Near Calhan, to the east, the highway will take you to Ramah State Wildlife Area which is located on the northeastern edge of El Paso County. At the reservoir there is fishing for yellow perch, grass carp, channel catfish, bass, and northern pike. Hunting for rabbit, dove, and waterfowl is also available at the reservoir. Calhan is the annual site for the El Paso County Fair which is a 38 minute commute from Claremont Ranch

Wildlife is plentiful on the Eastern Plains. You may see an owl, hawk, eagles, geese or ducks. Antelope, rabbits, foxes, and coyotes are seen often on the plains. Colorado is the home of hundreds of species of birds, so bird watching is also a past time for Colorado residents, especially on the Eastern Plains.

The Cherokee Ridge Golf Course is located to the West of Claremont Ranch. It's a fun place for family golfing. The World Golf & Sand Creek Golf, and the Springs Ranch golf courses are an approximate 15 minute drive from Claremont Ranch. Ten minutes to the west will get you to the Powers Corridor. There is plenty of shopping, restaurants, and entertainment on the Corridor.

Colorado Springs also has a professional baseball team, known as the Sky Sox, acting as a feeder for the Colorado Rockies. The stadium is approximately 4 miles from Claremont Ranch, or an 8 minute drive.
